Use Case: The air-Q Air Quality Monitor for Vacation Rental Landlords

Learning from mistakes: unplanned costs from secret smoking

Our customer support reported an interesting case: a vacation rental landlord recently suffered significant financial losses from unauthorized smoking in his non-smoking rental units. He had to replace a considerable portion of the interior furnishings, worth several thousand euros. The reason for this was tenants violating the no-smoking policy in the vacation rental. Through secret smoking, cigarette smoke odor stubbornly settled into furniture and textiles. To avoid such incidents in the future, he looked for an effective solution.

The challenge for the landlord here is that unauthorized smoking by guests in rental units leads to costly replacement purchases. Besides damage to the interior furnishings, the odor nuisance also affects the quality of stay for subsequent guests. In addition, legal disputes threaten between landlord and tenant, since tenants who booked a non-smoking unit have a corresponding expectation for their stay.

Solution: analyzing room air with the air-Q air quality monitor

The affected landlord has since been using our air-Q air quality monitor in his rental units to detect cigarette smoke. That's because the air-Q air quality monitor can reliably measure cigarette smoke indoors. Thanks to highly precise sensors, the device detects even minor amounts of smoke. Upon detecting cigarette smoke, the device can optionally trigger an acoustic alarm. This serves to immediately alert smoking tenants to their misconduct and possibly prevent greater damage from continued smoking during their stay. Alongside the acoustic alarm, the landlord also gets a push notification on his mobile device and/or an email. This informs him about the smoking event in real time, letting him act immediately to solve the problem (for example, by calling the tenant right away).

All recorded data, including the time and duration of the elevated readings, is stored in the air-Q smartphone app as well as the air-Q web app. This means the data can be used by the landlord as evidence in the event of disputes with tenants. This enables clear attribution of responsibility and makes it easier to enforce any damage claims against the responsible tenants.

Besides the cigarette smoke alarm, the air-Q offers other helpful alarms as well as reading scenarios. By monitoring air quality, you detect when action is needed, such as a necessary air exchange, ensure ideal heating and ventilation behavior in your property, and can prevent mold. By ventilating only as needed and specifically, meaning only when and for as long as it's actually necessary, you save on heating costs.

The monitor also shows you whether the heating was left on by your tenants after departure, or whether windows stayed open. You can tell this from the temperature display (air temperature, T) and the composition of the air components in the vacation rental. If this is the case, you stay in control, can act accordingly, and reduce utility costs.

Another helpful alarm is the entry alarm. Based on the CO₂ composition of room air as well as noise development (peak noise level, Lp_max), the air-Q can infer unauthorized entry and warn you via push notification in these cases.
